Full Version: Finding places to live/credit history?

Happy Friday!

So, something I often think about, especially when looking at viewit.ca, is "As a new immigrant, with no credit or financial history in Canada, how will I rent an apartment?"

Having just signed a lease, I suspect that the application process is almost the same when renting in Canada. I suspect that some allowances are made for immigrants, especially in big cities like Toronto (where I plan to settle).

Do management companies/landlords consider your credit/fiancial history in your old country?

Is my PR card and bank statement (showing about 10K, CAD) going to be all I need?

Do new immigrants just end up renting from indivuduals?--it seems like there is no shortage of basement apartments available in Toronto that may not be legal--that are "under the table" as we say in the States. There are also a lot of people looking for roommates where you probably would not have to sign the offcial lease.

I'd be curious to read anyone's story that has recently earned PR, moved and had to find a rental.

I came to Canada as an international student. There were a lot of buildings around campus who were willing to take me as a tenant although I had no credit history or references.
as long as you sign the rental contract, it's legal!!!
However, because landlord usually asked for cash and never claim on tax return. When you go to court, it's still legal suite.

Like the place I work, if I can figure out landlord has legal suite and steal cable signal. i can get huge commission.


Never and ever provide your SIN, PR card copy to your management place. By law, they can not ask for that, who the hell you know how they handle your personal information????!!! don't do that, just walk away.
Hmm, interesting thread. This is a question I've been wondering about for a while now, as I'm officially bankrupt in the UK. I would like to know if my bankrupt status will 'follow' me to Canada, or whether I will just be starting again with no credit history at all (I know which I'd prefer!).

probably start with no credit history.
Because you will get a brand new SIN (social insurance number) to start like me when I got here 5 years ago.....

then you might need credit card, apply,. get turn down, need save some security deposit to start, go ahead...

Eventually after you have job, you will qualify for line of credit, mortgage, everything will be fine

probably right away, dude,creditcard company only cares if you have income at least pay a little bid...therefore, no necessary to give u big limited. my limited was start from 500 when i was college kid and then end up with 10k, however....... After I paid off outstanding balance, i do not think creditcard is a good way earning credit...
you can have creditcard for emergency. It's ture you need creditcard in North America for car rental, ferry fare, online banking.
I carry cash anyway....


Be careful identity crime, my wallet was stolen once, SIN was there, therefore the coming half year, I was fighting with credit bureau for conflict information..............
